Water Heaters

How long does a water heater last?

A traditional tank water heater typically lasts around 8 to 12 years, while a well-maintained tankless unit can last considerably longer. Water quality, usage, and whether the unit is flushed regularly all affect its lifespan.

In the western suburbs, hard water is common, and the sediment it leaves behind is the single biggest factor in shortening a tank's life. Flushing the tank about once a year helps clear that sediment and keeps the unit running efficiently.

If yours is past the 10-year mark and starting to show symptoms, it's worth planning a replacement before it fails — a proactive swap is far less disruptive than an emergency one on a cold morning.
